Martin Roberts offers his 'top tips' for buying a property

Martin Roberts has been sharing advice on buying and selling property for years on the BBC’s hit show Homes Under The Hammer. The show sees the presenters give their expert opinion on a plethora of properties before they go to auction. Once the properties are sold at auction, the other hosts then check in with buyers to see if their renovation plans have been put in place.

Martin now also has a YouTube channel called Martin Roberts’ Property Titbits where the expert shares tips about buying and selling homes.

With more people looking to sell their property this year, Martin offered some advice on whether sellers should use an estate agent or do it themselves.

While an estate agent has a lot to offer, Martin explained that doing it yourself can also work.

Martin began: “A good estate agent is worth its weight in gold.”

“A good estate agent will have lots of things. They will have a list of people who are looking for things to buy.

“They will have a database of existing purchasers who they might want to contact.

“And they will have people who are very good at selling things, working for them.”

Martin explained that a good estate agent will sell houses and have a list of people who are looking for the kind of house you are selling.

The property said there are several alternatives if sellers don’t want to use estate agents.

He said there are online estate agents or you can do it yourself.

“It depends on the property you’ve got to sell I would say.”

Martin explained that if the property you are selling is “challenging” then you need “all the help you can get”.

“And for the sake of the commission that an estate agent will charge, which often is around one percent, you’ve just got to ask yourself, is it really worth the hassle of doing all this myself when an estate agent could do it quicker and get me a client sooner rather than later?”

“Time is money and the fact they might be able to fast-track the process is something you have to factor into the equation.”

However, for those looking to do it themselves, Martin said it can be quite simple.

He said it can be as simple as putting up a billboard in the front garden, window or outside the property saying “for sale”.

“You never know, there might be people who walk past your house or take the kids to school past it or drive past it to work.

“They notice it and if it’s an attractive property in an attractive place you might find that is enough to find that person who is looking for a property.”

The Homes Under The Hammer star said he has often been renovating a property and had people knocking on his door asking if he’s going to be renting it out.

He said another good way to find potential buyers is by talking to people and even posting it on social media.

Martin claimed the one thing sellers need to make sure they do when they sell a property themselves is make it look as appealing as possible.

He added: “Estate agents have a lot going for them in terms of the fact they will do the whole process for you.

“There’s a price to pay for that but they will be taking pictures, advertising it on the big property portals like Prime Location and Rightmove – and they do have an advantage at being able to do that.”

If you’re going to use an estate agent, Martin shared some top tips.

He said to negotiate a “fair price” in terms of how much you pay them and try to incentivise and help them sell your property.

However, Martin added that unless you’re “desperate” to move quickly, there’s no reason you can’t try selling your own property.
